Some normal problems that occur is water leaking. This occurs when the pan under your coils that collects the water that is pulled out of the air, will not drain properly. If the pipe that drains the water has gotten plugged up from such things as algae or particles falling off a dirty filter, it will back up in the pan then eventually will overflow. It could be simply the drain pipe needs clearing or a more complicated problem of the collecting pan needing a good cleaning.

Another problem is blowing warm air. Some times when the refrigerant is a little low it will not cool properly. Refrigerant is not supposed to leak out. You have probably heard about refrigerants eroding the Ozone layer. If it is a large leak, repairs are needed. Sometimes as a unit gets a little age on it a very small amount may escape, This is not a serious matter, but one that needs to be addressed. It only takes a little refrigerant loss for you not to cool.
